Respecting the Past While Embracing the Present

Historic properties often come with unique architectural details, materials, and layouts that tell a story about the era they were built in. F & G Designs understands that these elements are irreplaceable and must be preserved or restored thoughtfully. Their approach starts with a deep assessment of the building’s history and condition.

  • Detailed research: They gather historical documents, photographs, and previous renovation records to understand the original design intent.

  • Condition assessment: Experts inspect the structure, materials, and systems to identify what can be preserved and what needs updating.

  • Community input: When possible, they engage with local historical societies or community members to capture the cultural significance of the property.

This foundation allows F & G Designs to create plans that honor the past while meeting modern standards for safety, comfort, and usability.

Balancing Preservation with Modern Needs

One of the biggest challenges in transforming historic properties is integrating modern amenities without compromising the building’s character. F & G Designs excels at this balance by using creative solutions that blend old and new seamlessly.

Updating Infrastructure

Historic buildings often have outdated electrical, plumbing, and HVAC systems. F & G Designs replaces these with efficient, code-compliant systems that fit within the existing structure. For example:

  • Installing discreet wiring and outlets that do not disrupt original woodwork or plaster.

  • Using compact HVAC units that blend seamlessly and eliminate duct work.

  • Upgrading plumbing with modern materials while preserving visible fixtures like vintage faucets and even sinks.

Enhancing Functionality

Many historic properties were designed for different uses or lifestyles. F & G Designs adapts spaces to suit current needs without erasing their history. Examples include:

  • Converting old warehouses into loft apartments with open floor plans that keep exposed brick and beams.

  • Transforming historic schools or churches into community centers or event spaces while retaining stained glass windows and original flooring.

  • Adding modern kitchens and bathrooms that complement period details.

More from the Grange Hall: A case study of a Successful Transformation

The ceiling was lifted and wood was added. We suggested a built in headboard to ground the bed.

F & G Designs transformed this narrow stage into a 9ft by 20 foot bedroom with custom open closet storage. The old pine floor was a mess! (remember this was a stage for decades) There was no budget for new flooring. We stained it green with a water base mixture as well as the new window trim and baseboards. Vintage lighting found by the home owner truly makes a statement!
